About the loan. A Home Equity Conversion Mortgage (HECM) is a loan that must be
repaid. When the loan becomes due and payable, some or all of the equity in the property will no longer
belong to the borrower, who may need to sell the home or otherwise repay the loan with interest from other
proceeds. Interest accrues on the outstanding balance and is added to the loan amount each month, so the
balance increases over time. The lender may charge an origination fee, mortgage insurance premium, closing
costs, and servicing fees, all of which may be added to the loan balance. Borrowers are responsible for
paying property taxes, homeowners insurance, and any applicable HOA dues, and must maintain the property.
The loan becomes due and payable when the last surviving borrower or eligible non-borrowing spouse dies,
sells the home, permanently moves out, defaults on taxes, insurance, or maintenance obligations, or
otherwise does not comply with the loan terms. Interest on a reverse mortgage is not tax-deductible until
the loan is partially or fully repaid. Loan proceeds are not considered income and are not taxable, but may
affect eligibility for need-based government programs such as Medicaid or SSI; consult a benefits specialist.
